Everything a project needs to move.
Specific expertise in real estate development projects.
We move your project forward, whatever that takes. Sometimes it's funding or approvals. Sometimes it's getting the right team and plan in place, community support, an anchor tenant, or the relationships that get a project backed.
We figure out what yours needs, and bring it.
When to bring us in
When government is part of the project
- A zoning, land use, or variance question to work through on the way to site plan approval.
- A project awaiting permits, environmental review, or agency sign-off.
- Community boards, neighbors, or elected officials whose support the project still needs.
- A government action, eminent domain, rezoning, or new legislation, that affects the value or use of an asset you own.
- A ground lease, city-owned land, or public-private partnership that needs negotiating.
- A public funding or incentive gap you need to close to make the project pencil.
When you're building
- You're early and need a feasibility read: what the site can become, and the best path to value.
- You need someone to manage the project and keep every part moving toward approval.
- You need a project team assembled and coordinated, under one partner.
- You want a project audited for whether it's positioned for full value before you commit capital.

Government affairs and stakeholders
Representing you to the agencies, municipalities, and elected officials, with the community support and coalitions that move a project.
Project management
Someone keeping every part moving toward approval and delivery.
Communications and momentum
Narrative, press, and a real-time read on conditions as they change.
Asset protection
Protecting the value and use of what you own when a government action, eminent domain, rezoning, or new legislation, affects it.
Expertise across the network
When your project calls for it, seasoned operators who have done this work themselves join your team, matched to what's in front of you, not kept on a bench.
Proof
Asset protection in a state-led redevelopment.
A major property owner's holdings sat in the path of a state redevelopment plan, with eminent domain on the table. They needed their assets protected and a seat where decisions were being made. We built the defense strategy, established the client as a recognized stakeholder across city, state, and federal government and the railroad authorities, then helped lead the district's reimagination, coordinating among agencies, legislative leadership, and the other major owners, with a communications effort that generated more than 150 press articles. The work is ongoing: as control of the district shifts between authorities, we keep the client ahead of it, mapping the leases, land-use powers, and agency mandates that decide its future and where a defensive position becomes a governance role.
Result: assets protected, and the client moved from an at-risk owner to a co-architect of the district's future.Approvals for a landmark tower.
A confidential developer building a large luxury mixed-use tower was caught in the city's approvals process. We helped secure zoning through an accessibility agreement that expanded the buildable area by 52,000 square feet in exchange for funding ADA elevator upgrades at the neighboring subway station, driving alignment across multiple agencies.
Result: zoning secured, scope expanded, construction underway.Public funding for a waterfront brownfield.
A Hudson River community held a former factory site with potential as a waterfront destination, but the transformation needed public money it couldn't source alone. As strategic and government advisor to the local development corporation, we led conceptual development, managed consultant selection, and ran outreach across local, state, and federal government.
Result: more than $28 million in public funding secured, and a brownfield on the path to becoming a destination.Where to start
